Highest Professional Standards
Before receiving a real estate license, Realtors must successfully complete an extensive course of study by the Real Estate Council of Ontario on behalf of the Ontario government. To maintain a high level of professionalism, ongoing education is now compulsory for all Realtors.
The Code of Ethics requires Realtors to disclose in writing the nature or the services they are providing and encourages them to obtain written acknowledgement.Representation agreements specifically describe the limitation, rights and duties of everyone involved.
Agency Relationships
Buying or selling there are three main agency relationships:
Seller’s Representation - A Real Estate Brokerage works on behalf of the seller. This relationship is confirmed by a signed listing agreement. It explains services the Brokerage will provide, establishes a fee basis and specifies what obligations the seller may have in regards to pertinent information about the property.
Buyer’s Representation - Most buyers choose to have a Realtor working on their behalf. This relationship is confirmed by a signed buyer agency agreement. It explains the services the Realtor will provide and the obligations a buyer may have.
Multiple representation – This occurs when a Real Estate Brokerage has a listing contract and it is sold by a Realtor from the same Real Estate Brokerage. For example: Royal LePage Triland, Brokerage listing purchased through a Royal LePage Triland, Brokerage, Realtor with a signed Buyer’s Agency Agreement.
